London's climate accelerates decay: winter freeze-thaw cycles expand moisture in open joints, summer drought shrinks the mortar, and wind-driven rain penetrates deeply. The mortar fails before the brickwork, which is actually protective — it signals the need for repointing before the bricks themselves deteriorate.
Lime mortar is softer and more permeable than cement — it flexes slightly with building movement without cracking, and allows moisture to evaporate from the structure. Portland cement is harder than the bricks — it traps moisture, causing spalling and frost damage. For listed properties and conservation areas, lime mortar is explicitly required by heritage officers and planning conditions.
We conduct a mortar analysis: sample extraction and visual examination identifies the original aggregate (typically London sand with possible ash or brick dust), mix ratio, and any additives. New mortar is batched using the same aggregate sources, with colour-matched sharp sand and appropriate lime binder. Trial mixes are prepared and approved before full application.
The process: scaffolding erected and protected, loose mortar raked out by hand (not power tools) to a depth of 25-30mm, mortar joints cleaned of dust and debris, mortar applied in layers with proper curing between each, pointing finished to match the original profile (flush, weatherstruck, or tuck pointed), scaffolding removed, and site cleared.
Lime mortar requires temperatures above 5°C and protection from frost during curing — typically 7-14 days depending on exposure. We monitor weather forecasts and schedule works during suitable conditions. Emergency repairs can use rapid-set hydraulic lime in slightly cooler conditions.
Typical chimney repointing takes 3-5 working days depending on stack size and deterioration extent. Scaffold erection and removal each take a day; the repointing work itself depends on the number of courses requiring attention. We always leave the chimney weatherproof at the end of each day.
